We look at where the house sits, what shape it's in, what it needs, and what similar homes nearby actually sold for recently. Then we work out what it costs to bring it up to market standard and what it's worth after that. From there we make the highest offer that still makes sense on our end. None. Zero. List with an agent and you're usually out about 6% in commission, plus closing costs, plus whatever repairs the buyer's inspector digs up. With us, the number we say is the number you walk away with, and we cover the standard closing costs on top of it.

An agent lists your house and hopes somebody buys it, then takes 3 to 6% when they do. That's a fine option if you can wait six months to a year and don't mind handing over a slice. We're not agents. We're the buyer. We're spending our own cash, so we can decide in a day or two, sometimes the same day. We make our money by fixing the house up and reselling it ourselves, and we carry that risk, not you.
